No. While The Garden Walk isn't age-restricted, our homes are thoughtfully designed with the needs of empty nesters and downsizers in mind — low-maintenance living, single-level layouts, and private courtyard entries that appeal to anyone looking to simplify without sacrificing style. 


The Garden Walk is located in Covington, Louisiana, on the Northshore — close to shopping, restaurants, and everyday conveniences while still offering a private, gated setting.  We are just behind Walmart on Hwy 190.


Yes, The Garden Walk has an HOA. Dues are currently $200/month and cover common area maintenance, lawn care for your home, and upkeep of the community's gated entry, swimming pool, and green spaces. Never cut your grass again.  You can truly "Lock and Leave" without worry.


Yes — lawn maintenance is part of what makes Garden Walk a true lock-and-leave lifestyle. You get the look of a manicured yard without the Saturday mornings spent maintaining it.  The best part is that everyone's grass is cut on the same day, keeping the entire community look great all the time.


 Yes. Garden Walk is a pet-friendly community. Each home may have up to two domesticated household pets, such as dogs or cats. Pets must be kept under the owner's control and on a leash when outside the home or rear yard. Certain dog breeds identified in the community restrictions are not permitted, and the HOA may prohibit any animal determined to present an unreasonable risk to residents or guests. 


Instead of a traditional front-facing porch and yard, each Garden Walk home is designed around a private, gated courtyard entry inspired by the classic courtyards of New Orleans. Your front door opens into this private outdoor room rather than directly onto the street, and a neighboring home's windowless wall forms one side of the courtyard — giving you privacy without a large yard to maintain. 


The zero lot line design is intentional: your neighbor's home is positioned so a solid wall (without windows) borders your courtyard, creating a private, enclosed outdoor space rather than the narrow, exposed side yards typical of other courtyard developments where you look out your window directly into your neighbor's window giving you that closed in feeling.  Our homes are well insulated making them even more quiet.

Most homeowners start with one of our signature design concepts and personalize it — adjusting the layout, finishes, and details to fit their lifestyle and homesite. Because we're not a national production builder, every home is individually designed for its owner rather than built from a fixed catalog. 


  • Initial conversation about your lifestyle, needs, and budget
  • Choose a starting floor plan and homesite, and secure your lot with a deposit
  • Work begins to refine the plan and select finishes (a plan fee applies during this stage)
  • Once final plans and pricing are agreed upon, a deposit is paid and your construction contract is executed
  • Begin construction
  • At closing, a credit for the Lot Deposit and Contract Deposit is applied toward your purchase price 


Yes — available homesites are shown on our community lot map. Some lots, like our remaining cul-de-sac site and corner lots, are limited, so we recommend contacting us early to discuss availability. Lot cost is included in your base $250/heated-sqft price. Corner lots have additional cost.


 

Base pricing reflects the finishes shown in our model home and design office. Every home includes:


  • 12 ft ceilings in the living areas and 10 ft ceilings in the back bedroom areas
  • Crown molding throughout, with double 7" crown in the living areas
  • Standard 50 gal water heater, upgradable to a tankless heater


Beyond these standard features, we establish allowances for flooring, light fixtures, plumbing fixtures, countertops, and landscaping — giving you a set budget to select and personalize these finishes to your taste. If your selections exceed the allowance for a given category, the difference is added to your final price; if you select below the allowance, the unused allowance is credited back.  


Base pricing is calculated at $250 per heated square foot, reflecting the finishes shown in our model home. This covers the home itself, the lot cost, the garage and under-beam space, and site work. Any selections beyond your allowances are priced separately. Our smallest home, at 2,100 heated square feet, starts at approximately $525,000; a 2,300 square foot home starts at approximately $575,000. Contact us for a plan-specific starting price. 


Your final price builds on the $250/heated-sqft base and adds any selections that exceed your flooring, lighting, plumbing, countertop, or landscaping allowances, along with any structural or layout changes from the base plan. We finalize this number with you before your construction contract is executed. 


 Building a custom home at The Garden Walk follows a staged deposit structure:

  1. A plan fee is due to begin the design process
  2. A lot deposit secures your chosen homesite
  3. Once final plans and pricing are agreed upon, a deposit is required before your construction contract is executed
  4. At closing, a credit is applied toward your total purchase price


Some of these payments are non-refundable, reflecting the design and planning work completed on your behalf before construction begins — see below for which ones. Full terms will be outlined in your purchase agreement — contact us at 504-235-8360 for complete details before getting started.


The plan fee is non-refundable, as it covers real design and planning work completed on your behalf. The lot deposit is refundable if you decide not to move forward to a construction contract. The deposit paid once final plans and pricing are agreed upon, at contract execution, is non-refundable.


We currently offer several signature design concepts, ranging from 2,100 to 2,574 heated square feet, each designed around efficient, low-maintenance living. Every plan can be personalized to fit your needs.


 2,100 heated square feet is our smallest home size. Even at this size, our floor plans are designed to eliminate wasted space so the home lives larger than the number suggests — every square foot goes toward the spaces you actually use. 


Yes — our signature plans are meant as a starting point. Many homeowners mix elements from more than one design during the personalization process. 


Yes — every home at The Garden Walk is single-story, which pairs naturally with the low-maintenance, easy-living lifestyle our homeowners are looking for. 


Heated square feet refers to the air-conditioned living space inside the home. "Under beam" includes additional covered space such as garages, porches, or courtyards, giving you a sense of the home's full footprint. 


Yes — our floor plans are designed with open kitchen, dining, and living areas specifically to support entertaining, even within a smaller overall footprint. On-street parking isn't permitted in the community, but dedicated guest parking spaces are provided, so hosting family and friends is easy without crowding the street.
